HOA guide

Will my HOA allow permanent Christmas lights?

Most Central Florida homes are in an HOA, and most boards want to see a request before anything goes on the house. Here's what they usually look for and how we help you get approved.

Step by step

How to get permanent lights approved

1

Read your guidelines

Look for the architectural or exterior modification section of your HOA documents. Note any rules on lighting, colors, hours or visible fixtures.

2

Get a mock-up and specs

We provide a photo mock-up of your home, product details, the track color and exactly where it will be mounted.

3

Submit your request

Send the mock-up and specs with your HOA's architectural review form. Most boards just want to see that it's neat and low-profile.

4

Install after approval

Once approved, we schedule the install, usually in a single day, and set the schedules to match any community rules.

What boards look for

Common HOA concerns, and how permanent lights meet them

Visible fixtures

Boards often worry about clips and cords. Permanent track is slim, mounted under the drip edge and can be painted to match the trim.

Colors

Some communities limit bright colors outside holiday seasons. You can run warm white every night and save colors for the holidays.

Hours

Some HOAs set quiet hours for exterior lighting. Schedules in the app turn the lights off at whatever time is required.

Brightness

Lights can be dimmed, which helps in communities with dark-sky or neighbor-friendly rules.

Every community is different, and this isn't legal advice. Always check your own HOA documents or ask your management company.

Questions

HOA and permanent lights questions

Can my HOA stop me installing permanent Christmas lights?

It depends on your community's documents. Many Florida HOAs require architectural approval for exterior changes, and approval is often granted for neat, low-profile track lighting. Check your guidelines and submit a request before installing.

Do you help with the HOA application?

Yes. We provide a mock-up of your home, product specifications, the track color and placement details for your architectural review request.

How long does HOA approval take?

It varies by community. Many review committees meet monthly, so submit your request early, especially before the holidays.

What if my HOA only allows certain colors?

You can run warm or cool white year-round and only use colors when the rules allow. Schedules and scenes make that automatic.
